Let me first do a short presentation of the company so you'll know what it is you are buying and why I am selling. Luxury Homes Network is one of the world’s biggest luxury real estate directories. Just type luxury homes into google and you'll see the list of the top directories on the first page - we are one of them. We promote high end homes and realtors from over 75 countries and are also top website for entire West Los Angeles area (I'll explain more later). I started the company in 1999 as European Luxury Homes and in 2000 renamed the company to LHN. That's when we also started to focus on US market where 45% of our visitors come from. We have around 60.000 visitors on our website every month who generate 400.000 page views / 2.200.000 hits (statistics can be sent upon request). On average people enter over 20.000 different keywords into search engines to find us - so it's a serious website with great traffic. We redesigned the website 2 years ago and since then over 5600 realtors created an account on our website. LHN is making money through quite a few channels: 1. Membership fees 2. Referral fees (we refer buyer inquiries to agents and collect referral fee once the property gets sold) 3. Banners and other form of online advertisements 4. Advising real estate agents how to properly promote their business 5. Google Ads The website is generating around $60.000/year ($70.000 expected by the end of 2008) + referral fees which are based on how many buyers you bring to the listing agent. Usually referral fees bring similar income as membership fees but I cannot guarantee anything because you can have one referral per year or 10 referrals. I know that the website is not as up to date as it should be if you compare it to some other new website and that's also one of the reason I decided to sell. When I started we were the pioneers of promotion and since then we redesigned the website 4 or 5 times. I know that needs to be done soon again and frankly I had enough meetings with designers, programmers, etc to catch up with other directories. I have many ideas, I know what needs to be done but I think it's time for me to let somebody else take over. The website as it is works great – it’s bringing me money, it has great rankings, a lot of traffic, satisfied members who have been with us for years. It can be used as a fantastic platform for the newer better directory in case somebody is thinking about starting a project like this or for selling your own real estate if you are a realtor, broker or real estate agency. In this case I don't think you would need to redesign the website at all. You can just add your listings and let google and other engines do marketing for you. Earlier I mentioned the website is also the leading real estate website for entire West LA. This is because I was working on campaign for an agent in LA for over two years and right now the website can be found at top of google for the terms like: beverly hills homes, beverly hills real estate, hollywood real estate, bel air homes, los angeles luxury homes, california luxury homes, california luxury real estate, etc. It's huge and we get lots and lots of traffic form people searching for a property there. I have a contract with realtor right now who is receiving all the leads and if you are interested it can be extended once you take over. There are two domains which are part of the package. One is LuxuryHomesNetwork.com and the other LuxuryHomes.net. I just hired a designer for new logo and graphic design of the website so I'll give you that as well. You will get the entire database of realtors, visitors who subscribed to newsletters, database of realtors who you can send “spam” to, etc. So you get the entire package and of course support from me and my staff who helped getting it to the point where it is now. Asking price is $65.000 which I think is reasonable. I guess I could ask for more but I want to sell it for the amount that would be acceptable with me and with the buyer.
