Up for Sale is a well established Dairy Bar with full food menu The Dairy Nook in Greenfield, Ohio has been in business since being built in the 1950's. It is a well established in a town of approximately 6000 people. Location: It is located across the street from the local ballpark that hosts little league baseball as well as football, and cross country meets. It is also located on the way to Rocky Fork lake, a popular fishing and boating lake. What we sell: While it is not a dine in restaurant, there are 4 picnic tables outside that customers may utilize to eat at, or wait for their orders. We offer call ahead service and do very well with that service. We also offer a drive thru and 50% of our business is done that way. We sell soft serve ice-cream in Vanilla, Chocolate and twist. We also offer 24 flavors of soft serve by utilizing a new machine purchased that allows for additional flavors to be mixed. We have shakes, malts, flurries, sundaes, well, you get the picture. On the food side of things, we offer fish, texas tenderloins, reg. burgers, 1/4 lb burgers, our "famous" Greenfielder, which is 1/2 lb. of meat, chicken breast, grilled chicken, chicken nuggets, chicken strips, mini corn dogs, fries, onion rings, cheese sticks, deep fried mushrooms, foot longs and the list goes on. Just to give you an idea. What are our hours and are we seasonal: Our hours vary throughout the year. We stay open later during ball season and after ball season begin to scale back. We are open for approximately 9 months a year. We open in mid February and stay open through October. If someone wanted to stay open 12 months a year, I believe it would be feasable with only 1 employee. What does the sale include: This sale is a turn key opportunity. The real estate, along with all inventory, and equipment is included in the asking price. The building was doubled in size approx. 5 years ago. At that time, a new electric furnace/A/C was installed as well as an electrical upgrade. It is a VERY CLEAN well maintained business. You could purchase this business and be up a running the next day. This is not a business that needs any TLC, it is perfect for someone who wants to make money and not have to do a lot of upgrading to get it done. Can it be run absentee: There is a terrific manager in place that would probably be interested in staying when the business sells. She has been the manager for the past 3 years and this past year ran the Dairy Nook for me, as I did not actively work in the business this year. It continued to be profitable, but a significant amount of money can be saved by running it yourself. It just depends if you are at a point in your life where you want to work 80 hours a week, or pay someone else to take some of the load. So the answer is Yes, pretty easily it could be run absentee. Upgrades: Since purchasing the business, we have upgraded or added several items. The upgrades/additions we have done are as follows: New 4 camera security system, purchased slush machine(which was previously being rented), made part of the back area into an office with a computer, new printer(all in one), coin machine, etc. Purchased a timeclock to make payroll automated. We repainted the building last year in Red, Black, and Gray(Go Buckeyes!!) A 24 flavor machine was purchased to add variety to our soft serve. We just had the parking lot repaired and re sealed. There are additional items, I can provide a list. Suggested additional revenue ideas: The addition of an enclosure in the front of the building would increase business in the colder months. There was a 220V outlet put in the new addition that would accomodate a pizza oven. There is plenty of room for this additional service. There is plenty of room around the business for a shelter house to accomodate birthday parties, shower, etc. There are several other ideas that we can discuss. Does it make money: The answer is YES. Gross sales are approximately $250,000 from February - October. There is positive Net Profit. All financial information will be disclosed to serious buyers along with a confidentiality statement. Now the reason we are selling...... The business does well and can be fun to operate. The biggest problem is we live over an hour away and being that I am still wanting to work and am not ready to retire or anything, that is a long commute each way. We have a family with 2 children who are in grade school, involved in activities, that quite frankly Mom wants to attend. My husband works full time at another job also. About a year ago, we decided that we wanted to pursue a joint venture where we both had the same interest and eventually he could retire from his employment and we would have a place as well as have a place where our children could work that was feasable to drive to. We have now decided on a new business venture and we do not simply want to own this establishment and try to run both. So that is the short of things, we are not selling because of a bad economy, poor sales or anything like that. We want a change and simply live too far away.
