All systems are in place all you have to do is come in and start managing the business. All our systems have been working smoothly for us since we opened we have forms for register count, inventory, and pre-printed checklists for opening and closing procedures. We also keep a daily record of payment activity and a ledger in addition to the computer bookkeeping record. Everything is redundant so it can be checked from all angles. We use a very simple billing and bookkeeping program that’s primarily used by dance studios but works perfect for our circumstances since both avenues are very similar collecting monthly dues etc. It’s very easy to use. It keeps track of member payments, business expenses, other income. We have set up all the different categories (tanning, bottled beverages, supplements, etc.) so we can see what’s profitable and what’s not. We are willing to spend time with you and show you how evrything works so you can successfully manage the business. The building is two stories and fully equipped. Total square footage is approximately 4,100 ft. SALE PRICE INCLUDES BUILDING. Building is appraised at $140,000 (We would like $119,00) DOWNSTAIRS is about 3,000 square feet and we have the selectorized equipment, (machines with pin weight selection) for circuit workouts: rowing machine, shoulder press, lat pull machine, chest press, pec deck, tricep pushdown, preacher bicep curl, lateral shoulder lift machine, standing abductor and adductor machine, leg extension machine, ham curl machine, abdominal/back extension. Two 8x7 tanning rooms each with a tanning bed. There is a display counter for tanning lotions with an inventory of lotions. Downstairs there’s also a small area with mats, some light dumbbells, exercise bands and a few lockers. All the walls are mirrored in the workout areas. All the flooring in the downstairs workout area is rubber matting. The front desk area is equipped with a TV, surveillance system, computer, printer, cash register, sound equipment, cable boxes, microwave, refrigerator a hand washing sink and three sinks for a juice bar. We sell water, PowerAde, energy drinks, supplements, protein bars and protein smoothies. All inventory included. There’s also a coffee station. And a small storage room behind the front desk that fits under the stairs where we keep towels, extra water and inventory, paper towel boxes, toilet paper etc. In the back downstairs we have the men’s and women’s locker room/showers. Also in the back is a separate cardio area equipped with 4 treadmills, 2 stationary bikes, 2 elliptical cross trainers, 1 stair stepper, TV, and speakers for the sound system (separate sound system from the upstairs sound system) operated from the front desk. UPSTAIRS in 720 sq ft we have all the free weights and plate loaded equipment, dumbbells, barbells, crossover cables leg extension machine, lat pull machine, hack squat, leg press, plate loaded squat machine, squat rack, smith machine with attachments for curls and extensions, incline benches, decline benches, mirrored walls and speakers (separate sound system from the downstairs sound system) operated from the front desk. There’s a surveillance camera installed so the front desk can see upstairs and there’s additional cameras in the front, one could be put in the back cardio area as well. All the cameras are hooked up to be recorded onto DVD or VCR (not included) if you choose to. The upstairs workout area is also floored with rubber matting. In the remaining 380 sq ft is a storage room that could be finished and opened up to expand the upstairs workout area. We had 222 members in 2006. The business grossed $74,000, but we didn’t have the Silver Sneakers program in place, this year already looks better and closer to hitting the $90,000 mark we have 260 members as of October 2007. We are currently enrolled with Humana Silver Sneakers program and we receive additional income from that program which we get a minimum $5400 per year. In 2006 our expenses ran $59,000. That included payroll, utilities, insurance, taxes, improvements and maintenance, office supplies, and inventory. This year’s expenses look like they are about the same, maybe less because we haven't spent as much money on advertising, inventory and aerobics instructors. Our hours of operation are Mon-Thu 5:30 a.m. – 10:30 p.m. Fridays 5:30 a.m. -9:00 p.m. Saturday 8 a.m. – 8 p.m. Sunday 1-6 p.m. We currently employ 2 girls plus the owner who works the daytime hours. We also employ my wife who’s the dance teacher from the dance school next door to teach our aerobics classes at her dance studio. We have a cleaning lady that spends about 2.5 hours every day and sweeps and mops the floors downstairs and upstairs, cleans the windows, and mirrors, wipes the machines, washes the rugs when they need it, and cleans the bathrooms and the studio once a week, we pay her $100 twice a month. My wife owns the adjacent building approximately 1,300 sq. ft. which we use for the aerobics classes that are included with our members’ membership fees and the Silver Sneakers classes. You have the option of purchasing this building as well for an additional $61,000. If you opt to purchase this building you could continue to use it for aerobics classes, use the space to expand the fitness center, or rent it out to a dance studio, martial arts training, self defense, wrestling groups or tumbling school. Currently it's being used by the dance school two nights a week, a clogging instructor rents it once a week and a self defense instructor rents it once a week. We provide folding 6'x12'x2" thick mats to cover the dance floor space for the self defense trainers. ABOUT THE BUILDINGS. The buildings are located in the central business district of downtown Coeburn and were originally built in the 1920s, brick and block construction, in 1997 they were fully refurbished by the town of Coeburn. They gutted the buildings and installed new plywood sub floor, added steel, treated joists, installed new pipes for water and sewer, new insulation, installed heat pumps, new drywall, additional fluorescent and track lighting, although the original ceiling lamps from the 20’s were left intact and also the original tin ceiling tiles, tough these were painted with fire proof paint. They also installed conduit and boxes every 8 feet for computers and phone lines. Ceiling fans were added, new thermo pane and safety glass store front façade, they installed new awnings and exterior lighting under them. We have two new water heaters in the gym and one in the studio building. There are two front glass doors plus an additional regular door directly to the stairs. The buildings have town water, sewer, and cable connection. The gym’s building has a heat pump for the downstairs area and two window air conditioners for upstairs. Our power bill runs an average of $350 per month and the water bill averages less than $45. The dance school building is divided into three parts, the reception for the dance school, the dance floor fully equipped with barres and mirrors and the back is a separate room equipped with a bathroom and separated by a 2 foot thick brick wall from the dance floor area. and has a separate entrance from the rear parking lot. ABOUT THE TOWN: The town of Coeburn is a small town located in Wise county. It’s located in southwestern Virginia in the Appalachian mountains adjacent to the state of KY to the north and the State of TN to the South. Beautiful area to live in. Wise County is a rural, mountainous area and it’s known as a coal producing county. There is a brand new power plant under development but it has not started construction yet. We’ve done well with the gym and have members not only from Coeburn but from other towns and cities in Wise county being that we are the only fitness facility of it’s kind here. There’s two or three other gyms within a 20 mile radius, and they are nothing like this one, they are either smaller, don’t offer the same amenities, their hours of operation are limited, they don’t have tanning, or don’t have as much equipment or are housed in old rundown buildings with old, un-maintained, and unsafe equipment with no supervision. So there’s literally no competition. ABOUT US: We moved to Virginia from Florida in 1999 to work “where the need is great.” We are Christian ministers and there was a need in Coeburn for that. There are not very many job opportunities here in Virginia so my wife opened up her dance school in the fall of 2001. It was a great business because it allowed us time to pursue our goals. Her dance studio is the only one in Coeburn. There are only two other dance schools nearby one is 10 miles away (in Norton, VA) and the other is 20 miles away (in St. Paul VA). Then my wife’s parents who are retired moved from Florida as well, bought property and built their home, we purchased property from them and built a house for ourselves. Since our bills were increasing it was time for us to have an additional source of income so we opened the gym in 2004. We’ve done well with all our endeavors and the businesses have been successful and there’s so much potential in both businesses that we’re not really pursuing because we have other goals in mind. Me, my wife and her parents plan to relocate to another country to pursue our Christian work fulltime, so our goal is to sell the gym, the dance school, with their respective buildings, or the gym with the two buildings and closing the dance school.
