Description
In order to help with the sale of the property and business I have dropped the price by $20,000. The asking price is now $100,000 and is a bargain for everything that is included in the sale. Contact me with any questions on the property. Summer is here and business is picking up. I currently have bands booked every weekend through mid August. Don't miss the opportunity to own a business with lots of potential that is also lots of fun for the person with the time to invest. I have owned this bar for almost 5 years now and it is comprised of two buildings that together have around 4000 sq ft of area. The bar is newly remodeled with over $10,000 invested in materials alone. The heat and air conditioning was replaced last fall. The bar is inside the original bank that was built in our town in the late 1800's with two vaults still located inside. I have included a picture of one that is now used for beer storage. We have DJ's and live music on weekends and generally draw a very good crowd as can be seen on the myspace pictures. As stated earlier I have owned this establishment for 5 years and I am just getting tired of spending my weekends away from my family. Bar has grossed between 3000 weekly to as much as 7000 since I have opened. This is a fun environment but it isn't for everyone. Liquor license must be applied for through city and state because Illinois does not transfer licenses. City costs 1200 per year and state is 500 per year. Bar is a turnkey business that is open 6 days a week and closed on Sundays. There is an apartment above the bar on bank side that could be rented out or lived in by new owner. As I stated earlier I am just tired of not being with family on weekends and I have another job so this was only supposed to be a hobby and has turned into another full time job. I know there will be questions so feel free to call or send me a message and I will try to answer as best as I can. The bar is located on the Main Street of Mt. Carmel. Good location and plenty of parking. To answer some of the questions that I have been receiving via email and phone calls: The real estate is included in the price. Both buildings which is approximately 4000 square feet on the ground floor. Both have full basements under each side. The one under the old bank building is where the second vault is located. All contents of the bar will be included. From liquor and beer to the Jager Machine, coolers, tables, chairs, etc... The only thing that I can't give to the new owner is the liquor licenses. They are non transferable by both the city and state. I also just purchased a house DJ system. Right now there are three Peavey Amps (two 2600s and one 900 I believe) two twin 15 Peavey Speakers and two 18" bass cabinets. I am currently waiting on two more twin 15s to arrive to add to the system. There is also dance lighting consisting of quite a variety of lights. The apartment above the bank building is a one bedroom, single bath, with a kitchen and living room. It was remodeled before I bought it and I have rented it a few times but that was just another thing for me to deal with. My other job requires me to travel and I work on call, between liquor orders that need placed and someone needing to be there for deliveries sometimes can be a hassel. I have tried to have managers in past but like to keep a close watch on what is ordered and sold. This way I keep the overhead down. There is a small office in the very back of the bank also. I had begun remodeling it to put in a hair salon for a person to lease but when they backed out the remodelling stopped. Now it is used for storage. Could be finished and rented out for extra income. Utilities usually run a little over 400 per month since I had the new heat and AC units installed. The brick buildings tend to hold the heat/cold in once desired temp is reached. Lastly, I hope, yes the price is somewhat negotiable and yes depending on the amount of deposit I may be able to sell on a contract with me financing the remainder with a small amount of interest in the monthly payments. This is the last option I would like to consider though if possible. Thanks to all that have called and written and I hope this answers more of everyones questions that have looked and are watching.
